Not every NNN deal
is a good deal

NNN properties come in all shapes. Some are excellent. Some look excellent on paper but have problems hiding in the fine print. After 30 years of closing these transactions, here's what we focus on before recommending anything to a buyer.

Filter One: Location

Location matters more in NNN than in almost any other real estate category. Here's why: when the tenant's lease ends, the location is what gets you the next tenant — or doesn't.

The best NNN locations are on main commercial corridors where national retailers cluster together. When Walgreens, McDonald's, Chase Bank, and Home Depot are all on the same road, that tells you the demographics are strong, traffic counts are high, and retailers want to be there. That's the location you want to own.

A dollar store in a declining strip mall might have a long lease today. But what happens in year 12? We look past the current lease to what the property is worth when it ends.

Filter Two: The Tenant

Not all tenants are equal. The best NNN tenants are companies with publicly rated credit from Standard & Poor's or Moody's — banks, pharmacies, dollar stores, and auto parts chains that have been signing long leases for decades. They have the balance sheet to back a 20-year commitment.

Restaurant tenants are a mixed bag. A McDonald's corporate lease is very different from a franchise operator who signed a Taco Bell lease. Both might call themselves "NNN" but the financial strength behind the rent payment is completely different.

We look at who's actually signing the lease, what their track record is, and whether their business at that specific location makes sense long-term. If the tenant can't support the location profitably, the lease eventually becomes a problem.

Filter Three: The Lease

A NNN lease can be written many ways, and the differences matter. Most buyers focus on the rent. We focus on what's in the lease terms — because that's where problems hide.

How many years remain on the primary term? Are there rent increases built in, and how are they calculated? What are the renewal options, and at what rent? What exactly is the tenant responsible for maintaining, and what falls back to the landlord? Is there a co-tenancy clause that lets the tenant reduce rent if a neighboring anchor closes?

We read every lease before making a recommendation. A 20-year lease with bad terms is worse than a 12-year lease with clean ones. We know what to look for — and what to walk away from.
